North Harbour by Concert

Project description

North Harbour is a 12-acre master-planned waterfront community by Concert Properties in North Vancouver, bringing together homes, shops, restaurants, offices, and public space at the water’s edge. Its first residence, Drift, welcomed residents in early 2026: a nine-storey building with 163 condominiums and townhomes designed by Musson Cattell Mackey Partnership. Drift’s terraced form echoes the peaks and valleys of the North Shore mountains while opening homes to ocean, skyline, and mountain views. Bordered by Harbourside Drive and the Spirit Trail, the building connects residents directly to the shoreline and the revitalized Kings Mill Walk Park.

Sustainability was central to the design. Drift is tied into the Lonsdale Energy Corporation’s community energy system and includes green roofs, landscaped gardens, EV charging, extensive bike amenities, and a smart-sorting recycling lounge, with the entire site raised to help guard against future sea level rise. Residents also share an eighth-floor social lounge and terrace with ocean views, BBQ space, and a community garden. Future phases, including Aire’s two boutique eight-storey buildings, will add more condo and rental homes, retail, and public space along the waterfront.

For a waterfront community with premium finishes and high buyer expectations, quality at handover is essential. DZ Deficiency supported North Harbour with [scope and building, e.g. deficiency management and finishing repairs at Drift], helping Concert deliver homes ready for their first residents.
